L'Home Staging e' una tecnica americana utilizzata per migliorare l'aspetto di una proprietà prima di immetterla sul mercato immobiliare. 

 

Quando si ha una casa da affittare o da vendere e' necessario che si distingua dalle altre simili (metratura, quartiere, prezzo) che si presentano sul web.

Suscitare una sorta di colpo di fulmine già con le prime immagini è spesso determinante per l'acquisto e non tutti sono in grado di riconoscere le potenzialità di una casa che si presenta male, disordinata, sciatta.

Con l'Home Staging una casa viene proposta al massimo delle sue potenzialità per essere venduta/affittata meglio ed in tempi più brevi.

 

Come funziona:

Se una casa e' vuota, si allestiscono temporaneamente alcuni ambienti, in modo che il cliente possa immaginare come potrebbe essere vivere li. 

Se e' arredata, piccoli interventi di spersonalizzazione e di riorganizzazione ne potenziano l'attrattiva ed il numero  di visitatori.

Cosa offro:

Dopo un sopralluogo gratuito, si potranno scegliere due strade: 

​

1) RAPPORTO DETTAGLIATO, ossia un dossier con fotografie delle criticitá dell'immobile ed istruzioni per realizzare in modo autonomo le migliorie.

​

2) RAPPORTO + INTERVENTO, ossia l'immobile verrá restituito "chiavi in mano".  

Questo pacchetto include il SERVIZIO FOTOGRAFICO professionale che verrá consegnato al cliente o all'agenzia per la pubblicazione delle inserzioni sul web.

How it works:
If a house is unfurnished, we'll temporarily furnish and decorate some rooms in order to help the client imagine what it might look like.
If the house is furnished, we make small changes to depersonalize and reorganize the space in order to increase its beauty and attract the largest number of visitors.

Home Staging allows real estate professionals to present a home at its greatest potential, within a short time and a reasonable budget.

 

What I offer:

After a free survey/evaluation you can choose two options:

1) A DETAILED REPORT that includes estimated budget, photographs and specific suggestions for improvement. The report also includes detailed item prices and codes, shops and locations, and precise instructions for re-styling on your own.

2) REPORT + STAGING includes the same report above plus a timeline for the intervention. You don’t have to do anything—I will arrange for the purchase, delivery, and installation of all décor. This package also includes a set of professional PHOTOS that will be delivered to the client for use in web and print publicity.
